Colchester Avenue is a large semi-detached Victorian property. As a much-loved family home, some hardworking spaces were in need of thoughtful attention. The clients approached Khaya Studio to help reimagine areas of the house that had become tired and underused - particularly the utility room, which had developed damp issues and was no longer a pleasant place to spend time.

The brief was to transform these functional rooms into spaces that worked effortlessly for busy family life, while bringing warmth, colour and personality back into the home.

DESIGN INTENT
​
Our starting point was to address the practical challenges of the utility room. The walls were boarded to resolve the damp, and bespoke cabinetry was commissioned to neatly house the washing machine and dryer, creating a streamlined and integrated layout.​ A new sink and tap were introduced, alongside open shelving and basket storage, allowing the room to function far more efficiently while remaining visually calm and organised. The aim was to create a space that felt considered and welcoming - not purely utilitarian.

Colour played a key role in lifting the room. The cabinetry was finished in a bright, uplifting coral, paired with soft, warm pink walls to completely change the atmosphere and bring a sense of joy to an everyday space.

In the study, the focus shifted to restoring and enhancing existing features. The tired carpet was removed to reveal the original floorboards, which were sanded back to bring warmth and authenticity to the room. The built-in cupboard was refreshed with a deep, inky blue, creating a confident focal point within an otherwise calm palette.

THE RESULT

The outcome is a series of spaces that feel both practical and personal. The utility room has been transformed into a cheerful, efficient part of the home - a room that now supports daily routines while lifting the mood.

The study has become a calm, inviting workspace, layered with carefully chosen accessories and styling details that add character without distraction. Together, these interventions demonstrate how thoughtful interior design can elevate even the most functional areas of a family home, creating rooms that are not only useful, but genuinely enjoyable to spend time in.
