Set against the breathtaking backdrop of Pittwater Estuary in the exclusive waterfront suburb of Newport, this recently acquired property presented a wonderful opportunity to transform a holiday home into a beautifully presented Airbnb retreat. With uninterrupted views across the bay, turquoise waters, and expansive blue skies, the setting was undeniably the star of the show.

The owners envisioned a home that would not only perform well as a short-term rental, but also serve as a place they could personally enjoy - a relaxed, welcoming space that celebrated its coastal location without feeling overly styled or impersonal.

DESIGN INTENT
​
The client approached Khaya Studio for guidance in preparing the property for listing, with a clear brief: to elevate the home’s appeal while working largely with existing furniture and accessories. Our role was to thoughtfully reimagine the layout, refining seating arrangements to improve flow, functionality, and connection to the views beyond.

Artwork and decorative pieces were carefully re-curated to introduce cohesion and visual calm, ensuring each space felt intentional and well balanced. Where required, additional furnishings and accessories were sourced to complement the home’s relaxed coastal setting - enhancing comfort, texture, and warmth while maintaining an understated, timeless feel.

Throughout, the design approach focused on restraint, allowing the natural beauty of the location to lead, while subtly elevating the interiors to meet the expectations of discerning Airbnb guests.
